For landlords we offer a tenant find or full property management service that will allow you to let your property for long or short leases, finding you the best tenants and handling the entire process.

Our Tenant Find service will take you through every step of getting that right, from pricing and promoting the property the right way in the right places, to vetting and managing tenants to make sure you only get the very best people in your property.

- Preparation and signing of Tenancies and necessary legal notices at the beginning and end of agreements
- Preparation of a comprehensive inventory of contents and condition (including photographs) by an independent inventory clerk (direct cost to Inventory Clerk dependent on size of property) . This is essential if there is a requirement to deduct money from a tenant’s bond at the end of the tenancy for alleged damage

Management - 12.5% plus VAT (15% inc VAT) of the rent received

Letting Fees and Charges For Tenants
Fees and Charges for tenants
As a potential tenant, you will be asked for a holding deposit equivalent to one weeks worth of rent when applying for a tenancy (we will only ask one potential tenant for a holding deposit). This will be topped up to a total of 5 weeks worth of rent once refences have been completed. This total deposit will be protected at The Deposit Protection Service (DPS) and will be refunded to you at the end of the tenancy - subject to a suitable check-out inspection.
Before moving in to the property, you will be expected to pay the first months rent in advance (and each following subsequent month).
Typical costs throughout the tenancy that you may incur in addition to the rent:
These are not fees payable to us but other costs you may incur during the course of your tenancy;
- Utilities (gas, electricity, water and telephone)
- Council Tax
- Television Licence
- Internet supply
We do not charge 'fees' to tenants throughout the tenancy. However, if a tenant chooses to leave the tenancy early and wishes to terminate the agreement, we will, subject to the agreement of the landlord, seek to find another tenant to replace you. You will remain liable for the rent until a suitable replacement tenant is found. We do not charge a 'penalty' for this, however, you will be expected to meet the landlords 'out of pocket' costs, not exceeding the total rent that would be paid under the remaining tenancy agreement. For a managed property this will typically consist of our administration fee (£240 inc VAT) and an inventory clerks inspection for the new tenant (this cost is dependant on the size of property but we can ask for a quote from our independent inventory clerk specific to your property).
